  • Municipality of Aalsmeer
  • Arrival usually 35 to 65 minutes
  • High water table on the lake shore
  • Outside taps and jetties on the water

Kudelstaart belongs to the municipality (gemeente) of Aalsmeer and lies on the south shore of the Westeinderplassen lakes. That water is what defines plumbing work here: the water table stands high, crawl spaces under the ground floor are wet for part of the year, and a leak under the floor therefore goes unnoticed for a long time. If you see a damp skirting board here, do not only look at the pipe but also at the space beneath it.

Along the Kudelstaartseweg, right on the lake, there are houses with jetties and outside taps that freeze in winter if the pipe is not drained down. In the village itself, around the Mijnsherenweg and the Bilderdammerweg, the housing is mostly post-war and nineteen seventies, with standard connection sizes and heating systems that are now on their second or third boiler.

Arrival time to Kudelstaart is usually 35 to 65 minutes. The route runs through Aalsmeer, so the morning traffic at the flower auction counts here too.

Questions about Kudelstaart

How quickly can you be in Kudelstaart?

Usually within 35 to 65 minutes. The route runs through Aalsmeer, so in the morning rush it can sit at the top of that range.

My crawl space is wet, is that a leak?

Not necessarily. On the shore of the Westeinderplassen the water table is high and a damp crawl space (kruipruimte) is normal in itself. It becomes a leak when the water is clear and keeps rising in dry weather, or when the water meter ticks with every tap closed. That can be established with a measurement.

What do I do with a frozen outside tap?

Close the indoor isolating valve and leave the tap open so meltwater can escape. Do not warm the pipe with a flame. If the pipe has split you will only find out during the thaw, so call before you open the valve again.
