Hoofddorp sits in the municipality of Haarlemmermeer, in a polder drained in 1852 that lies more than four metres below sea level. Groundwater stands high and close under the floor. You only notice when something goes wrong: a leak in the crawl space here fills with water within a day, and by then the source is no longer visible. If you suspect a leak under the floor, closing the main valve matters more in Hoofddorp than anywhere else in the area.

The housing splits in two. Pax, Overbos and Graan voor Visch hold terraced homes from the 1970s and 1980s with copper pipework and the first generation of plastic waste pipe; the trouble sits in the joints and the floor penetrations. Toolenburg and Floriande are 1990s and later, with underfloor heating and a manifold in the meter cupboard: a leak there is rarely a pipe and almost always a coupling or a manifold valve.

We usually reach Hoofddorp in 25 to 50 minutes. During the morning peak around the N201 and the approaches to the A4 that can run longer, and you will hear so on the phone.

Not an emergency, but you have a question?

Send a photo of the connection or the meter cupboard and we know which part to bring. Or leave your details in the form at the bottom of this page.

Questions about Hoofddorp

How quickly can you be in Hoofddorp?

Usually within 25 to 50 minutes. During the morning peak around the N201 and the roads feeding the A4 it takes longer; on the phone you get a time that holds rather than a time that sounds good.

Why does my crawl space in Hoofddorp flood so quickly?

The polder lies more than four metres below sea level and the groundwater stands high. A leak that would slowly soak away elsewhere fills the crawl space here within a day. Close the main valve first: as long as water keeps running, the source cannot be found.

What usually fails in the newer homes in Toolenburg and Floriande?

Rarely the pipe itself. Almost always a coupling, a manifold valve or the underfloor heating connection. That is good news: those sit in the meter cupboard or at the manifold and are reachable without opening the floor.
